Yes — Non-Lucrative Visa (NLV) holders can buy Spanish property freely. Property ownership does not affect your NLV status, and Spanish law does not require Spanish residency to purchase. The Non-Lucrative Visa grants Spanish residency on the basis that you have sufficient passive means to support yourself without working in Spain. Property ownership is fully compatible with NLV residency — buying a home, holiday property or investment property is not employment, does not generate active income in the way Spanish authorities restrict, and does not affect your NLV renewal.
The interesting question is not can you buy, but should you buy as an NLV resident vs as a non-resident before moving — because the tax treatment, residency timing and financial implications differ meaningfully.
