When you buy in Spain the main tax depends on whether the property is a resale or a new build. Resale homes attract transfer tax (ITP) at a regional rate — for example 7.75% in Murcia, 7% in Andalucía and 10% in the Valencia region. New-build homes attract 10% IVA plus AJD stamp duty (around 1–1.5%).
On top of the tax, budget for notary, Land Registry, gestoría and independent legal fees — usually another 2–3%. As a rule of thumb, total buying costs come to roughly 10–14% on top of the price. The calculator will apply your region’s exact rates.
